What is the Title Deed?
The Title Deed is the official proof of ownership of a property in Cyprus – comparable to the German land register extract.
It proves who is the legal owner of a house, apartment or land.

Without Title Deed, you are not the rightful owner, even if you have paid or are already living in the house.
The Title Deed contains:
- Owner's name Location
- & parcel number of the property Building

This is not so rare in Cyprus – especially for new buildings.

The developer has completed the property, but the Land Registry has not yet registered the individual units separately. - No application made or open mortgage:
In this case, caution is advised! Your lawyer should check whether you can register a so-called
"Assignment Contract" or "Specific Performance Agreement" – this will protect you until the official transfer of ownership.
How does the transfer of the Title Deed work?
Once all payments have been made and all permits have been obtained, your lawyer will submit the following documents:

The Department of Lands and Surveys will issue the new Title Deed in your name.

- Transfer fee: approx. 3% to 8% of the property value (depending on the price)
- Stamp duty: approx. 0.15% to 0.20 %
- Legal fees: approx. 1% of the purchase price
Tip: If you buy together with your partner, the transfer fees can often be reduced.
