What does emigration to Cyprus really cost?
What does emigration to Cyprus really cost?
The costs of emigrating to Cyprus in summary!
More and more German-speaking families, entrepreneurs and free spirits are deciding to make a new start under the Cyprus sun. But what does it really cost?
MFRadio.de in cooperation with Mission Freedom Ltd, who have been helping German-speaking emigrants with their mission emigration for 4 years, have summarized the most important cost factors in a structured way based on many years of experience and an up-to-date analysis.
1. Moving costs: From suitcases to containers
The move is as individual as the person himself. Some come with two suitcases, others ship containers.
- DHL parcels: approx. 30–50 € per item (cheap, but longer in time)
- Pallet shipping: several hundred euros
- Container (with furniture/vehicle): several thousand euros
- Vehicle shipping: also a few thousand euros
Many consciously reduce their household in Germany, sell or give away many things and start in Cyprus freely. A pragmatic and cost-effective approach!
2. Rental prices in Cyprus: Large range, fair conditions
Cyprus is tenant-friendly: 80% of all apartments are rented furnished, the broker is paid by the landlord.
- 1-bedroom apartment (modern): approx. 700–900 €/month
- 3-room apartment: approx. 1,200–1,300 € (high-quality also 2,000+)
- Luxurious apartment: up to 2,500 € Villa
- with pool: 1,500–4,000 € depending on location, age & equipment
Important: If you want to take advantage of the NonDom tax advantage, you should not rent an "implausibly cheap" apartment. At least €600–700 rent is recommended to be recognised for tax purposes.

Welcome to a new episode of "Mission Emigrate" – presented by MFRadio.de in cooperation with Mission Freedom Ltd, who have been assisting German-speaking expats in Cyprus for 4 years and will help you with all the important details.
Today we start with part 1 of our series: What does the restart in Cyprus really cost?
And we start with two big topics: moving and housing.
And we start with two big topics: moving and housing.
🏠 Moving – from suitcases to containers
A move to Cyprus can be very lean or quite extensive – it depends entirely on your lifestyle.
- If you start minimalist, you come with two suitcases.
- Others send their favorite items via DHL parcels – which costs between 30 and 50 euros per package.
- For larger households, a pallet is recommended - here the costs are several hundred euros.
- And if you want to take your entire home with you, you need a container – that can run into the thousands.
- A vehicle can also be shipped – also for a few thousand euros.
👉 Many in Germany are radically cutting back, selling furniture, donating clothes – and starting their new life in Cyprus liberated.
🛏️ Living in Cyprus – renting instead of buying
If you are new to Cyprus, you should not buy right away. Renting is standard in Cyprus – and with many advantages:
- almost 80% of the apartments are rented furnished.
- You usually only need your personal things.
- brokerages? It's not for you! This is paid by the landlord.
How much does an apartment cost?
- Small apartment (1 bedroom): from approx. 700–900 euros
- 3-room apartment: from 1,200 euros – open to the top
- Villa with pool: 1,500 to 4,000 euros – depending on equipment and location
💡 Important for all those with a NonDom tax model:
Please do not rent anything "implausibly cheap". The tax office might have doubts about the center of your life. It should be at least 600-700 euros per month.

Welcome back to "Mission Emigration" – your series part 2 on MFRadio.de in cooperation with Mission Freedom Ltd, who have been helping German-speaking expatriates to settle in Cyprus for 4 years.
Today, we're going to look at monthly utilities, mobility, and everyday living costs.
💡 Ancillary costs – fair & clear
There are no big surprises in Cyprus when it comes to housing. Here is a realistic overview:
- Water: approx. 10 to 15 euros per month
- Internet (mostly fibre optics): approx. 30 to 35 euros
- Electricity for an apartment: approx. 100 to 150 euros
- Electricity for a house: can be up to 300–800 euros, depending on the use of air conditioning
- House fees, garbage, elevator, etc.: approx. 30 to 50 euros
- Pool maintenance: around 80 to 100 euros per month
In addition, there may be a cleaner or a gardener, who are really cheap in Cyprus – about 7 to 8 euros an hour.
🚗 Mobility – It's difficult without a car
A car is almost indispensable in Cyprus. Public transport is limited, especially outside the cities.
- Rental car for starters: about 400 to 500 euros per month
- buy a car? Definitely – but beware: Stay away from imported vehicles from the UK or Japan! There is often trickery.
- Used cars locally are the better choice – MFRadio & Mission Freedom are happy to give tips.
🍽️ Cost of living – enjoyable & affordable
How much does it cost to live on the island?
- Restaurant visit for two people: 40 to 50 euros – without alcohol
- Tavern or take-away: from 8 to 20 euros
- Parking in the city: often only 2 to 3 euros for several hours
- Supermarkets: a bit more expensive than in Germany – a lot is imported
- Services: Top! Cheap and reliable – cleaning, gardeners, craftsmen
Overall, Cyprus is not a cheap country – but the price-performance ratio is right. You live Mediterranean, flexible and with a high quality of life.
Welcome to part 3 of "Mission Emigration" – on MFRadio.de in cooperation with Mission Freedom Ltd, who have been helping German-speaking emigrants to realize their dream in Cyprus for 4 years.
Today we are talking about one of the most important topics for entrepreneurs, investors and the self-employed:
👉 taxes in Cyprus.
👉 taxes in Cyprus.
💼 Cyprus' tax location advantage – solid, long-term, attractive
Cyprus is not only sunny, but also extremely interesting from a tax point of view – especially with the so-called NonDom status.
What does that mean in concrete terms?
- 17 years of tax exemption on capital gains & dividends
- 0% tax on profit distributions
- 12.5% corporate tax on corporate profits – one of the lowest in Europe
- 2.65% health tax on dividends – and that's it!
- 19,500 euros of income per year tax-free – above that, a moderate, progressive rate begins
💬 This means that those who plan cleverly pay less than 15% total burden on their company profits and distributions – legally, permanently, transparently.
🧾 What do you need for this?
- A clean structure (e.g. Cyprus Limited)
- A residence with reasonable rental costs (at least €600–700/month)
- Proof of your centre of life on the island (car, mobile phone contract, doctor's visits, etc.)
- Support from professionals – MFRadio.de & Mission Freedom Ltd will help you step by step
🔐 Best of all,
Cyprus offers legal certainty. Unlike Portugal, the UK or Spain, there are no short-term changes in the law or ongoing restrictions.
The NonDom status is officially confirmed by the tax office for 17 years – in black and white!
